New Wailea Real Estate Developments, Part II: JUNE 2014

Keala O’ Wailea & Wailea Golf Estates Getting Closer To Release!

 

ALOHA!  It’s been 6 months since my last Blog about the exciting new upcoming projects in Maui’s exclusive Resort area of  Wailea.   First, I want to thank all of you who have called me or emailed me to join the Love Maui Real Estate Newsletter for Wailea Project updates. I had such an overwhelming response from people wanting to know more about these new ventures that I felt it was time to update you.  There is still not a lot of information being released, however I do have a few items to discuss.  If you missed the first BLOG, you can CLICK HERE  to read it.

First up, Keala O’ Wailea, located below the Wailea Gateway Shopping Center is a co-creation between A&B Properties and Armstrong Builders.  See Map Below. Shows as Keala O’ Wailea.According to sources, this community is still under the SMA (Special Management Area) Process.  This intense and detailed  procedure required by the County of Maui can take years to complete and get approval.   SMA areas can extend from a few hundred yards to a few miles from the coastline depending on the location around the island. Construction and development in SMA areas are held to higher standards than regular development with a longer permitting process. Depending on the size and scope of the development going on, either a SMA Minor and SMA Major permit is required.  The difference in the process between the two types of SMA permits can be significant. SMA minor permits have a limited review and require no public hearing. SMA major permits have more extensive reviews and can require a public hearing.

To date, I have heard two new pieces of information in regards to Keala O’ Wailea.  First, I understand the developers are back at the County to reconfigure the units within the 7 buildings to offer more 3 bedroom units.  Some of these units will be offered with a garage.   Second, Armstrong is expecting to break ground in the  end of 4th Quarter of this year.  Developers have coordinated with the sales and marketing folks in early June to come up with a registration process for Realtors to get their clients in the running to reserve and purchase a unit.  Rest assured as soon as I receive marketing materials and registration details you will be the first to know!

Wailea Golf Estates Phase II consisting of sixteen single family home lots  is coming soon!   Noted as SF-11 on the Wailea- Makena Map Below.  Dust fences are up and I am told site work is underway.  Once again, developers are still in the SMA process and waiting for Final Subdivision Approval from the County which is expected to be no later than the 4th Quarter of this year. Lot sizes are very generous with lots ranging from 12,000 – 16,000 sq. ft.  Some will offer ocean views.   CLICK HERE for a Preliminary Site Map for Golf Estates Phase II.    NOTE:  The site map is subject to change prior to final subdivision and condominium approvals.  While prices have not been released, I am hearing they will be in the $700,000 price range. Below is the Wailea Community Associations brief update on this project:

SF-11 Wailea Golf Estates Phase II

 

–  Began site work May 28, 2014

– 16 lot single-family subdivision site located between the 15th and 5th Holes of the Blue Golf Course on the old driving range site. The site will be accessed through the Golf Estates.

–  15 lots will be golf fronting with partial water views and average 14,000 SF

–  The 16 new lots will share ownership of the 3″ water meter on site and have individual private sub meters.

–  Each new lot will become part of a land condo home owners association and will be annexed into the Golf Estates HOA.

–  Height restrictions for new buildings will maintain views from existing neighboring properties.

–  New home designs will conform to the WCA CC&Rs. 

    – Start of project, construction of temporary access road, dust fence and sediment control (BMP). May-June 2014

    –  A construction access route is planned through the Manoli’s parking lot and behind the women’s tee on the 15th hole of the blue course.

–  June-July 2014 //€/g/g” Fill Import and site grading.  

–  July-August 2014 €” Underground services installed.  

–  August-Sept. 2014 €” Fine grading, sidewalks, curbs, and roadway.

–  October 2014 €” Cleanup, Demobilization, BMP removal.

–  Upon completion of site work there will likely be a building program established to develop a number of show homes to potentially facilitate a quicker build out.

MF-15 (Makali’I O’ Wailea)

Makali’i O Wailea, is being slated as South Maui’s contemporary “sustainable project” and is another Armstrong Builders endeavor.  While this project is still in the conceptual phase there is hope that plans will be submitted to the County of Maui by the end of 2014.  This project is noted on the above map as MF-15 and sits right above the Fairmont Kea Lani Hotel.  This project will be offering photo voltaic solar systems to help curb the cost of electricity as well as a clubhouse community center, covered pavilion, and fitness center with lockers, steam sauna and swimming pool.

 

MF-7 (Hoku O Wailea)

Hoku O Wailea  also known as MF-07, sits adjacent to the exclusive gated Kai Malu Community and was initially approved in 2009.  Developers are still awaiting final permits from the County of Maui and are projecting to start construction in late 2015.  There are 15 three story buildings with 5 units per building.  The 1st and 2nd floors will offer 2 bedroom units and the 3rd floor will be the Penthouse that has 3 bedrooms and sweeping ocean views.  All units at Hoku O Wailea will have a garage.

 

Shops at Wailea Market – Island Country Market

Under Construction!  Finally, Wailea will have it’s own grocery store.  The new Island Country Market construction began on May 27, 2014 and has an anticipated opening date of 2015.  The store is about 16,500 sq. feet and includes a market, restaurant and wine bar.  According to the Wailea Community Association the store will be a local proprietor.  Once a contract is signed, they will make an announcement to the community.  The market sits at the top of the Shops at Wailea adjacent to the luxury wing where Louis Vuitton and Gucci are located.  Really excited for this great new addition to the Shops at Wailea.  Hoping for some healthy food options and always excited to have a  place to explore new WINES!
