Pocket Listings on Maui

After working with the Bradley Ohana for over 6 months, we had no luck in acquiring their family a home in the Haiku area up to $500,000. Currently, any active listings in Haiku at this price point  are aggressively sought after by many qualified buyers which will result in multiple offers. Many offers can be cash and or over the asking price, which basically blows my clients out of the buying game.    There is nothing more frustrating than to, have this wonderful family that is ready, willing and able to buy and there is no inventory available.

As your Realtor, my job is to find you a home, so I went through old expired and canceled listings to see if perhaps an owner who canceled their listing in the past year,  is now ready to sell.  Still no luck.  My only hope was to find an agent with a “pocket listing” or an upcoming listing that has not yet hit the market.  I started to make phone calls to agents that were selling a lot  of property on the North Shore and still nothing.  Finally, I asked in one of our Coldwell Banker weekly sales meetings if anyone had a pocket listing in Haiku up to $500K and JACKPOT!  A colleague of mine had been working with an investor who was in the process of gutting a prior foreclosure.  A small plantation style home on a .50 acre that is cottage eligible, with an ocean view!  Finally, we found the Bradley’s their new home and for under $500K
